The Vision
Family. Community. Well-being.
They all come together at Concord.
In keeping with the spirit of Concord, The Base will aim to create a multi-generational, diverse, mixed-income, mixed-use community that nurtures family and friendship, cooperation and an active life. The goal is to design, deliver and manage a place that promotes social connections and helps to build groups of shared interests, that will be part of the creation of a strong, sustainable and equitable community; a community designed with happiness as an ambition, not a dream.
Concord is the very essence of community, of togetherness. A place where families can grow through the generations, neighbors can celebrate their diversity through shared values and where local businesses know the names of their customers.
Until 1944, this extraordinary 5,000- acre site was farms, homesteads and orchards. This rich and historical context will provide the most incredible backdrop for a new Concord.
Salvio Pacheco receives a land grant from Mexico, comprising nearly 18,000 acres – a portion of which is present-day Concord. Rancho Monte del Diablo, as the land was named, was originally used for cattle-raising. Over the decades, it was deeded or sold off.
A portion of the land is acquired and formed into a naval base, providing a vital point of operations for the Pacific Theater operations during World War II.
Navy begins the process of disposing of the site. It is decided that as much of the natural environment as possible (including its rare indigenous species), is to be protected to form a regional park. The rest of the land is to be returned to the people of Concord.
The City of Concord, along with the wider community, begins developing a long-term plan for the site and a series of goals and building principles are established by the City of Concord’s Local Reuse Authority (LRA). A Community Advisory Committee (CAC) is created and a plan implemented that, in the spirit of togetherness, will combine growth, aspirations and ambitions for the residents of the area.
Lennar is selected as the master developer of Phase One of the project.
Today, the developers are reaching out to the citizens of Concord, in order to deliver the best possible results for a prosperous, healthy and happy community. A place where people can raise families and where generations will thrive.
Phase One projected to be complete.
The Base at Concord will be a celebration of togetherness. Streets and parks ringing with the sound of families playing, businesses thriving – at The Base, we have strong ambitions to enable the community to continue to grow stronger.

Across coastal California, FivePoint is delivering its special brand of community development as the largest mixed-use, master-plan builder. Our communities share a mission to improve infrastructure and mobility for the cities we build in; provide multigenerational housing with amenity rich parks and protected open spaces; and deliver a blend of office, retail and commercial where innovation and entrepreneurial enterprises rise and thrive. Through this process, we make possible new jobs, tax revenues and economic activity for our public partners and the municipalities we serve, and deliver sorely-needed social benefits, such as affordable housing for families and seniors. We are committed at FivePoint to the success of our communities.
In the end, a great community is not complete without people who are passionate about where they live and work. We understand this part of the puzzle because it is how we want to live. It is why we at FivePoint love what we do and why we are committed every single day.
